We are a Norfolk based company specialising in property development, renovation and letting. KENZOKU is a Japanese term which when translated literally means ‘family’. The connotation suggests a bond between people who have made similar commitments and therefore share a similar destiny. We hold our family values close to all of our operations. We focus on unique, desirable and sought after locations throughout Norfolk in which to create the best properties offering optimal returns for everyone involved.

We had the opportunity to visit the Algarve in Portugal recently to meet up with one of our regular investors as well as visiting some potential property investments in the area of Lagos. Property development seems to be on the surge in the area and our investor has seen 50% growth in his property value in under 12 months.
We signed a set of new investment loan agreements that will support 3 new property deals we have coming up towards the latter part of this year.

There is no I in TEAM and we certainly agree with this well known phrase. We are diligently building our professional network, our valued investors and our supporters, and we are now seeking a suitably connected and qualified Financial advisor. The financial advisor will be able to work independently and ultimately seek additional investors and joint venture partners into our Kenzoku family. The financial advisor will be renumerated based on results and we believe this will be a great win:win situation.

Despite early weather issues earlier in the year the building of the 5 barns is well on the way. Plots 1 and 2 are up to wall plate height and plot 3 is now out of the ground. This project is gathering momentum and we are also seeking to add additional value with tweaks to the internal designs and external landscaping.
Water, electric and broadband connections are also in progress.
We have just secured 3 terraced properties in Norwich from a recently retired landlord. Each property requires a light refurbishment and will then be flipped and sold immediately. We have managed to negotiate exchange with a delayed completion to enable us to do the necessary works. This has been made possible by having a great relationship with the landlord whom we have done work for before.
Our most recent refurbishment has come to an amazing finish and we are delighted at the result. We have transformed this property from a very tired and neglected building into a quality attractive set of 5 apartments. The project took 8 months from start to finish at a refurbishment cost of £130,000, however we have added more than £300,000 to the value. We are now refinancing onto a mortgage, and we have signed a 5 year lease with a fellow property management company who will guarantee our monthly rent. Again this has been a win win for ourselves, our investors and also the rental company. We are very happy with this project.
This newly acquired property awaits our full attention as we complete on our current projects. However we have 1) ensured the hairdresser has secured a long term lease on his business premises on the ground floor, 2) we have begun strip out of the flat on the first floor and 3) we have begun draft designs for a new build flat to the side of the property. We will move quickly on to this building work to create a high quality one bedroom flat above the hairdressers and we hope to secure planning permission for the new development (as long as we navigate the Nutrient Neutrality challenge!).
Harbour Hub comprises of two historically-significant buildings, Waveney Chambers and Colne House.
Located side by side on Waveney Road, the Harbour Hub provides outstanding office and residential accommodation to businesses seeking to become established in Lowestoft. Waveney Chambers was purchased in 2019, and has been fully renovated into 12 high specification serviced apartments (managed by Ksuites), and 2 large business offices. Colne house was more recently acquired, in 2022, and we have been undergoing a full renovation of this huge property to create an additional 7 apartments and 6 offices. These renovations are due to be complete by the end of February. With the end of renovations in sight, we have recently begun working with nwes.org.uk, a Norfolk-based company who will be managing the rental of our fantastic offices. NWES manage commercial rentals by using easy-in, easy-out tenancies, meaning extra flexibility for our tenants. We look forward to co-hosting a meet-and-greet with nwes for potential tenants to view the brand new offices on the 20th February. Check out our website at www.harbourhub.co.uk
Building work has now commenced on the external facade along with the fascia and guttering. This will be followed by professional signage and works to the flat roofs at the rear. We have also been engaging with a local artist as we may use some of his work on the harbour front. Original photographs and furniture from Colne House have been restored and will be installed across the property very soon to give guests a flavour of the amazing heritage that the building has with the fishing and shipping industries.

Our property portfolio continues to expand in the North East with the acquisition of our 2nd property imminant and also an offer being accepted for a 3rd property. We continue to drive our strategy here and are working hard with our local agent and broker to secure properties and finance quickly and efficiently.
Since our formation in 2018 our success and growth would not have been possible without the financial support from our Investors. We are continually seeking new investors for our projects. Each project is tailored to its bespoke circumstances, and subsequently the guaranteed return to you as an investor. We have a specialisation in Barn Conversions, as well as various other residential and commercial projects which are constantly available. We are happy to discuss project ideas, suggestions or developments with you, and this can also include joint ventures. We currently have opportunities to invest in our North-East project, as well as forthcoming new developments in Norfolk. Investments can vary in size but are generally £25,000 as a minimum.
