Welcome to the winter edition of our Newsletter, created to enable our
Kenzoku friends, family and partners to keep up to date with our past,
current and future plans. We have so much to say and do, that’s why our
motto is ‘Make it Happen’. Hope you enjoy the content and if you wish to
become part of our family, get in touch whether you are a supplier,

Kenzoku - What we are all about

We are a Norfolk based company specialising in property development, renovation and letting. KENZOKU is a Japanese term which when translated literally means ‘family’. The connotation suggests a bond between people who have made similar commitments and therefore share a similar destiny. We hold our family values close to all of our operations. We focus on unique, desirable and sought after locations throughout Norfolk in which to create the best properties offering optimal returns for everyone involved.

Latest News

National LIS (Landlord Investment Show) Awards

In November 2022 our Directors David and Nigel attended the
National LIS awards as guests alongside our partners in the North
East (Horizon and Workstays). Hosted by Patrick Kielty at the
Grosvenor Hotel an amazing evening was had, made even better by
Workstays receiving the award for National Short Term Letting
Agent. Well done chaps! Lets hope we experience more of these
times inthe future.

Building the Team

At Kenzoku Properties we are on a journey and we believe that any journey is enjoyed so much more with friends and family. We work hard to create long lasting partnerships and relationships that create a win:win scenario for everyone involved. All we ask is that we all commit and we all believe in what we are doing.

Over the past couple of months we have driven our project in the North East and this has been achieved in collaboration with Horizon Property Agents and Work stays North East. They are a passionate bunch and we are delighted to be associated with them.

Our marketing officer Bria Clarke succeeded in getting a new full time job, but as she loves working with Kenzoku so much she continues to drive our social media channels

Winfarthing Barns

Introducing our next exciting new development project in Winfarthing. This site will see the demolition of existing barns and the development of 5 new dwellings at Mitchells Yard. We have worked with the land-owner and estate agent to agree this deal, and with planning permission already in place we are set to start work with immediate effect. We are currently working on the internal layout designs to create the best possible and most attractive properties for the future owners. We look forward to keeping you updated. Riverside Road

Our team has made excellent progress at this property, with all interior and external drainage and a block weave
parking area being completed recently. Inside, studwork now marks out the 5 individual units, and we are working on the plumbing, heating and electrical systems. Door linings are currently being installed and plastering and carpentry is set to begin in the next few weeks. We are also currently scheduling scaffolding and
roof works, to extend the height of the second floor dormer windows (pictured first left) creating a much
brighter space for the second floor apartment. We are estimating that the project will be complete within 2-3
months, so keep an eye out on our social media channels to see the finished product.

Silver Road

This property on Silver Road is our most recently acquired property, having only reached completion in the first week of January. This semi-commercial property consists of an active Barbers business on the ground floor, and a flat in need of renovation above. We are currently in the process or renewing the lease for the Barbers, as they will continue to reside in the ground floor of the property. The next steps for this property are to entirely renovate the first floor flat, which will then be used either as a long-term rental, or as a short term rental,
under our Norwich Accommodations brand. The property offers good potential for an extension in the future subject to planning. Ample parking is available for approximately 6 cars and this is such a huge bonus for a property of this type in the City. This project is now in our queue for works later in the year

Planning Challenges

As many of you may know since June 2022, new local legislation was released following information from Natural England, delaying and preventing certain planning permissions from being granted, due to the increasing issue of nutrient neutrality in the UK. In response to this, we are taking specific care to ensure that our current project plans are ‘nutrient neutral’ in order to remain compliant with this legislation. We also feel it is our duty to do what we can to combat eutrophication and the further degradation of our local water systems and wildlife. For more information, click here.

Harbour Hub comprises of two historically-significant buildings, Waveney Chambers and Colne House.
Located side by side on Waveney Road, the Harbour Hub provides outstanding office and residential accommodation to businesses seeking to become established in Lowestoft. Waveney Chambers was purchased in 2019, and has been fully renovated into 12 high specification serviced apartments (managed by Ksuites), and 2 large business offices. Colne house was more recently acquired, in 2022, and we have been undergoing a full renovation of this huge property to create an additional 7 apartments and 6 offices. These renovations are due to be complete by the end of February. With the end of renovations in sight, we have recently begun working with nwes.org.uk, a Norfolk-based company who will be managing the rental of our fantastic offices. NWES manage commercial rentals by using easy-in, easy-out tenancies, meaning extra flexibility for our tenants. We look forward to co-hosting a meet-and-greet with nwes for potential tenants to view the brand new offices on the 20th February. Check out our website at www.harbourhub.co.uk

Heading North

We have made huge progress with Kenzoku Properties North East, having purchased, renovated and begun letting our first property in Darlington. A large part of our success has been due to our partnership with a company that is currently the largest provider of corporate accommodation in the North East.
Work stays manage over 50 short term serviced properties in the area, and primarily specialize in corporate and contractor bookings, a highly profitable operation considering the redevelopment work taking place in this area. Our first property, a beautiful 3-bed house in Darlington, is already fully operational and available for bookings through Workstays. We have also recently had an offer accepted on a second property, on Canterbury road, Redcar, hopefully to reach completion later this month. This property is in need of a slightly more extensive renovation, but the extremely desirable location makes it a opportunity not to miss. Stay tuned as we expand further into the northeast!

Get Involved - Invest

Since our formation in 2018 our success and growth would not have been possible without the financial support from our Investors. We are continually seeking new investors for our projects. Each project is tailored to its bespoke circumstances, and subsequently the guaranteed return to you as an investor. We have a specialisation in Barn Conversions, as well as various other residential and commercial projects which are constantly available. We are happy to discuss project ideas, suggestions or developments with you, and this can also include joint ventures. We currently have opportunities to invest in our North-East project, as well as forthcoming new developments in Norfolk. Investments can vary in size but are generally £25,000 as a minimum. Investors receive circa 10% per annum interest with projects lasting between 12 and 24 months.
